A viewing turns on the light, the smell and the state of the kitchen.
What shows up in the listing photographs
Three things decide the impression at a viewing: the light coming in — so the windows — the smell, and the state of the kitchen and bathroom. We concentrate on those, then go over floors, marks on walls and light switches, which leap out in a wide-angle photograph.
The visit is planned before the photographer comes, not after: those pictures will carry the listing for its whole life. For an empty property half a day is usually enough; for an occupied one we work around the viewing slots set by the agency.
