A presence, not just a visit
The caretaker handles routine upkeep of the communal areas, taking bins out and back, replacing a bulb, opening or locking a room, and reporting what they see to the managing agent: a leak starting, a forced door, bulky waste dumped at the foot of the stairs.
That continuity is what separates this from a simple visit: the same person, at the same times, who ends up knowing the residents and spotting anything unusual straight away. Hours and the exact scope of duties are agreed with the residents' board.
